Jerpoint Church, Thomastown, County Kilkenny

The clients appointed BCF Architects with the brief of providing accommodation for the clients mother in a self contained granny flat to the rear of the main property while extending the original house with a kitchen, bedroom, office and gym. The house dates back to 1920 and was in need of modernisation and a thermal upgrade of the existing built structure.

On site, prior to submission of a planning application was a serious of sheds connected and running away from the main structure in a southerly direction albeit climbing up the intended site due to the existing ground level. It was decided that the granny flat would maintain the existing footprint of the sheds but would sit 700mm approx higher than the existing/ extended main house & accessed by 4 steps. This has allowed the clients and their mother to maintain and establish a form of independence that is recognised by the change in floor level of the 2 individual but inter-connected units. 

The granny flat was built using a very well insulated timber frame with a combined triple aspect living/ dining room and kitchen to the south elevation. The long footprint has allowed the clients to build a gym and bedroom from east to west that externally defines the boundary of the 2 units. The main house was wrapped in an external render with the old aluminium windows being replaced with modern double glazed units. The concrete flat roof has been covered with a pitched roof and insulated. External wall of the dining room and sitting were taken down to allow an open plan space with the new kitchen area.
